If your home is on the market, but just doesn’t seem to be selling, it can be one of the most frustrating things you can go through, and it may seem like there’s nothing you can do, but don’t lose hope, because there is!

In our extensive experience, there are two major reasons why your home wouldn’t sell. These two reasons cover about 90% of unsold houses on the market, and they’re an easy fix.  

 

The first?  Your asking price is too high.

When getting your home valued, beware of the highest bidder. There are some agents who will overvalue your home to get your business, but then can’t follow through with a sale. Check the prices and sales in your local area for similar sized homes, and see if it matches up. It may be that it’s time to lower your asking offer.

An accurate valuation by the RIGHT agent who knows the local property market can be an easy fix for this.

Another reason why overvaluing your home is a bad idea is that many people search online for properties, and input their maximum budget. If your home is up for £510,000 and they limit their budget to £500,000, you’re not going to show up in their search results, even if you would have taken £500,000 for your home.

 

The second reason your home isn’t selling? Bad marketing.

The marketing of your home is everything when it comes to a sale. For a start, your photos need to be professional. Whipping out your Iphone to take substandard, blurry photos will only let you down online. Remember, the photos will be the first thing a buyer sees, and you only get a few seconds to capture their attention before they move onto the next property.

Your home’s description needs to be perfect; it needs to draw the buyer in with a catchy title, highlight the best parts of the property, and be detailed enough for the buyer to know whether it fits their needs. You also need to know local amenities as so many people consider this when buying a new home. A local agent rather than an online agency is the best person to deal with this, as they have extensive knowledge of the surrounding area.

Make sure it’s advertised as widely as possible. Your property should be on Rightmove, Zoopla, and Primelocation to make the most impact. Window boards can also catch the eye of passers by who may be interested and agents who have a national reach, whether part of a franchise or property network, can make sure you are advertised as widely as possible.

You should ALWAYS check the reviews of an agent before taking them on. By checking Facebook and Google reviews, you can know what the agent delivers on, rather than just what they promise.
