Why are we offering two options?
We know that selling your home can be expensive, and while an estate agent can save you money in the long run by negotiating a better sale, some sellers prefer to take control of the process themselves. Going completely DIY on a home sale is almost out of the question, as access to property portals like Rightmove and ‘for sale’ signs are vital to getting your home sold. This is why we’re offering a new style of ‘DIY’ home sale, where you can pay less and take more control.
 
Of course, we still have the traditional way of doing things, where you can sit back and relax while we take care of everything for you, but the choice is in your hands.
 
 
 
 
 
 
What are the two options we’re offering?
 
Option 1- The ‘DIY’ option

 

In this option, you can pay a simple, small, upfront fee of £480. For this price we will:
  • List the property on our website and all property portals.
  • Erect a ‘for sale’ board outside your property.
  • Collect enquiries, qualify and register buyers, and arrange viewings that you will undertake.
  • Offer regular client care to check how your viewings and feedback are going. This will include all Rightmove stats to give you the best knowledge of how your property sale is going.
 
This means you will be able to undertake the following:
  • All viewings arranged by us- you will take the viewer around your home and ‘sell’ to them.
  • All offer negotiation- once you have an acceptable offer, you can notify us and we will confirm all details with your buyer and send memorandum of sale.
  • All sales progression- you can liaise with the solicitors, surveyors and arrange access for surveys, etc.
  • Due Diligence with mortgage brokers (done via your solicitor)
  • Chain checks with other agents
The DIY option works similarly to an online agent, with the added benefit of having a real face behind the process, instead of just a phone centre agent who won’t even live in the area, and will struggle to help you with the sales process. This option works best as a self service, cost affective option for the savvy seller, who feels comfortable dealing with all parties themselves and has a good working knowledge of the industry.
 
Option 2- The ‘traditional’ option
 
In this option, we operate on a ‘no sale, no fee’ basis, where if we don’t sell your home, you don’t pay. When we have successfully sold your home for the best price possible, you pay £2400 (including VAT). We will:
  • Take professional photos, create floorplans and sort your property’s EPC rating.
  • Erect a ‘for sale’ board
  • List your property on our website and all property portals
  • Collect enquiries and register buyers
  • Accompany all viewings where possible
  • Deal with all offers and negotiations, using expert knowledge to get you the best price possible.
  • Check property chains
  • Liaise with the solicitors, surveyors, brokers, etc and arrange surveys.
  • Regularly contact you to let you know how the sale is going, and give feedback based on statistics and experience.
In this option, you can sit back and relax, knowing everything is taken care of.
